With the condition of the car it worth about 10 to 11 max on the open market....only because of what you stated...mods dont hold teir value. You do have one of the cleanest NA's out there in SoCal so... if he was serious....Id do it. SHit you could buy a beater and the TT all at the same time...and the beater could be a low mile NA with a couple of mods.
